Lowestoft Enterprise Zone

Construction works are nearing completion on 14 industrial units at Mobbs Way Business Park, Lowestoft, which was marked today (25th April) with a topping out ceremony. 
 
Almost 50% of the units are currently under offer and have a variety of business uses including trade counter, workshop, storage and distribution.
 
Mobbs Way, is part of the Great Yarmouth and Lowestoft Enterprise Zone, which has been created by the New Anglia Local Enterprise Partnership (LEP).
 
The topping out ceremony was conducted by Peter Aldous, MP for Waveney and Mark Oakes, the Managing Director of MS Oakes Securities Ltd, the development and land owning company which has invested approximately £2 million to build the scheme.
 
The new scheme, which is the first to be built in the Lowestoft area on the Enterprise Zone on a speculative basis, will provide a total of 19 light industrial /trade counter units arranged in five blocks and providing a total of 2,025m².  The scheme also includes two 159.7m² self-contained two-storey office buildings.
 
Importantly 9 out of the 19 units are already Under Offer with completion scheduled for May.
 
Mark Oakes, said:
 
“We have seen a very encouraging level of interest in the units and we are extremely pleased to have nearly 50% already under offer prior to completion.  Construction of the two office buildings will start in the summer.”
 
Communities Minister, Brandon Lewis said:
 
“It is great news for local people that the Enterprise Zone continues to grow and attract even more businesses to the area.  I was at the Zone earlier this month and was impressed by all the construction underway.
 
“Enterprise Zones are part of our long term economic plan to rebalance the economy. We recently extended the perks so more businesses can come and take advantage of the opportunities.”

The fact that almost one half of these units are already under offer by firms wanting to operate from the Enterprise Zone is good news for them, good news for their staff and good news for the local economy."
 
Peter Aldous, MP said:  “The construction of this further phase of development on the Mobbs Way Business Park is extremely welcome news as there is a shortage of good quality business units in the Lowestoft area and their development will both attract new business to the town and will allow existing businesses to expand.
 
“Special thanks go to M.S Oakes Securities for building such high quality units, which will benefit from both superfast broadband and the free business rates incentive [subject to eligibility] which is available on Enterprise Zone sites.”
 
The industrial units are being built to a high specification to include electric roller shutter doors, three-phase power, gas heating and personnel office with tea point and disabled WC.  On-site car parking will be provided along with access for loading and deliveries.
